How do you protect concrete near the ocean?

You cannot keep salt away from a house two blocks from the beach, but you can slow it down a lot.

  1. Fix cracks while they are small so salt water has fewer ways in.
  2. Keep the surface sealed. A sealer cuts down how much water and salt the concrete absorbs.
  3. Rinse driveways, walks and steps with fresh water now and then.
  4. Make sure water drains off the slab and does not sit at thresholds.

For most homes here, concrete sealing on a regular schedule is the cheapest protection there is.

Why does concrete wear out faster near the beach?
Salt. It soaks into concrete with moisture and rusts the steel inside. The rust expands and breaks the concrete from within. Sun and wind-driven sand add surface wear.
How often should concrete be sealed this close to the ocean?
More often than inland. Test it once a year by sprinkling water on it. If the water soaks in and darkens the concrete, it is time to reseal.
Can spalled concrete at my garage door be fixed, or does the slab need replacing?
In most cases it can be fixed. We cut out the weak concrete, clean and coat any steel, and rebuild the edge with repair mortar.
Do you work on condo balconies in Lauderdale-by-the-Sea?
No. That is structural work for an engineer and a restoration contractor. We work on houses, townhomes and small properties.
Will a repair last near salt water?
Yes, when it is done fully. The steel has to be cleaned and coated and the surface sealed afterward. Patches placed over rusty steel are the ones that fail.
