Oakland Park is one of the older cities in Broward County. It was incorporated in the 1920s and filled in fast after the Second World War. Today it runs from the Middle River up toward Commercial Boulevard, with a downtown that has grown up along Dixie Highway. That history shows in its concrete: there is a lot of it, and much of it has been in the ground a long time.
Concrete repair for Oakland Park homes
Neighborhoods like Royal Palm Isles, Coral Heights, Lloyd Estates, Garden Acres and North Andrews Gardens are full of single-story block homes with long driveways and wide front yards. The driveways were built for one car and now carry two or three, plus the odd boat trailer. Cracks, sunken edges and broken aprons are the result.
The waterfront streets have a second problem. Lots along the canals and the Middle River sit close to the water table, and brackish water is hard on concrete and on the steel inside it.
Why does concrete fail in Oakland Park?
* Driveways that were poured thin for lighter cars * Sandy fill that settles, especially on lots that were built up near canals * Summer storms that send roof water straight down the side of a slab * Salt and moisture near the water, which rust the steel and cause flaking * Tree roots under front walks and sidewalk panels
What we repair most in Oakland Park
Broken and sunken driveways are the most common call. Our concrete driveway repair page explains how we decide between patching, resurfacing and replacing sections.
On waterfront lots we see more flaking and crumbling at garage thresholds and slab edges. That is spalling concrete repair, and it needs the rusted steel treated, not just a patch.
Long cracks across a garage or a patio are usually simple concrete crack repair when the slab is not moving.
And for owners who have just had work done, concrete sealing protects it from rain, salt and stains.
Does Oakland Park require permits for concrete work?
Oakland Park has its own building department, separate from Fort Lauderdale. Small repairs often need nothing. Work that changes a driveway or touches the swale and the street is more likely to need approval. Rules change, so we check your job against the current requirements and tell you what applies before we start.
Is it better to repair or replace an old driveway?
If most of the slab is solid and the damage is in a few places, repair wins. We replace the failed sections and can resurface everything so it matches. If the whole driveway is broken up and uneven, replacing it is the better use of money. We will tell you which one we would do if it were our own house.
Wide lots, long driveways
Many Oakland Park lots are wider and deeper than those closer to downtown Fort Lauderdale, which means longer driveways and more concrete to look after. A long driveway does not all wear at the same rate. The apron at the street and the pad in front of the garage take the turning and the weight, while the middle stays in better shape. That is why section replacement at the two ends, with resurfacing over the rest, is a common and cost-effective plan here.
